Real Estate Seo: How to Properly Optimize Your Real Estate Listing Pages

When you prepare your listing pages for search engine optimization, you must first place yourself in the shoes of the searcher. What would you search for? What type of property details are important to you?
The answer to these questions are the type of content you will want to have present on your property detail pages, to make sure prospective home buyers can find your listings.
The most common details to include are the type of property home, rental, etc.. Bedrooms, bathrooms, address, city, state, zip code, mls #, water access, etc… In order to rank well for the proper terms related to each property detail page, we need to make sure each page has it’s own unique content, title, and meta data.
Let’s start with the Title Tag
The title tag is located in the head section of your web page,usually at the top. You will need to include the most important details for each property here. Here is a great format to follow, 3 Bedroom, 2 Bathroom Home For Sale, on 3Front St Bedford, Ma. 01245 | MLS#123456

Your description tag should follow a very similar format as your title tag but it should contain a little more information. Below is an example of a good description based on the above title, 3 bedroom, 2 bathroom home for sale, on 3 front st located in bedford, ma. 01245 property mls# 123456 for sale by realestatecompany.com

Having your pages keywords in the title, description and keywords is great but your site won’t rank based on that alone. You will need to include all of the above details as actual content on your site. Please Note- If you are using a framed mls the content is not actually on your website, so you will never gain search engine rankings from your framed mls.
Search engines rely on algorithms to determine what sites rank higher than others, they look for certain page elements and extract the contents. Make sure to give them what they want in the right places on your page.
Search engines look for header tags h1-h5, internal links, link titles, bold/italic text, image alt’s, etc..
Make sure to have an h1 or h2 tag including your property yype, address, mls, and beds/baths to ensure search engines will give weight to those terms. Make sure to bold those terms a couple times per page as well, you can use italics if it makes more sense.
You will also want to include an image on each page, even if it’s a blank/white image. This gives us a chance to include an image alt tag and name the image after the pages main keyword. Yes, naming images after keywords will help your sites ranking!
The final step is to make sure that you can access other listing pages from the listing page you are on, if you can’t neither can Google. It’s a good SEO Rule of Thumb to have a link to every page of your site, on every page of your site.
